EDITION Residences Edgewater is a planned bayfront condominium tower at 2121 North Bayshore Drive, on the site of the former Biscayne 21 condominium. Two Roads Development is the developer, working with the EDITION hotel brand; Arquitectonica designed the tower and Studio Munge the interiors. Most sources describe 55 stories, about 649 feet tall and 185 residences, from one- to four-bedrooms of roughly 1,950 to 3,850 square feet, topped by three tri-level penthouses with private rooftop pools. Arquitectonica’s own project page gives 56 stories and 187 residences.

The project has been delayed by a legal dispute with the former Biscayne 21 owners; Florida YIMBY reported a settlement in September 2026, with groundbreaking then expected and delivery targeted for 2027. Other reports give later dates (one cites 2029), so we do not state a completion year. Pricing is set by the developer and subject to change — contact us for current information.
