Health District

Miami's medical core around Jackson Memorial, a few minutes from Downtown, Brickell, Wynwood and the airport, with new condo towers beginning to rise

The Health District grew up around Jackson Memorial Hospital and the University of Miami’s medical campus, which together make this one of the country’s major concentrations of medical care and research. Just to the east, the Miami River runs toward Downtown, and River Landing, a mixed-use center of shops, restaurants and apartments along the river, and new residential towers are beginning to change what the area feels like day to day.

What to know when buying here: the market is small and mixed, and the blocks differ a lot, so a building’s own rules, finances and delivery status matter more than the neighborhood name. Browse the live listings below, and contact us for an independent look at the newer projects, including how rental rules and association budgets work in practice.

Pros

  • Next to Jackson Memorial Hospital and the University of Miami medical campus, a steady source of employment and medical visitors
  • Close to Downtown, Brickell, Wynwood, Little Havana and the airport, with Metrorail and major highways nearby
  • River Landing, on the Miami River with a Publix, shops and restaurants, is inside the area and close to the newer towers
  • Newer condo buildings can cost less per square foot than Brickell or Downtown, and some are delivered finished
  • A neighborhood in transition, with new projects underway

Cons

  • The area is mixed: hospitals, older apartments, warehouses and small houses sit beside new buildings, and conditions change block by block
  • Little of it is on the water, and few homes are for sale at any one time, so choice is limited
  • Some new buildings advertise flexible rental rules, but short-term rental legality depends on zoning, licensing and the association's documents -- verify before you count on rental income
  • Newer projects here are still being delivered, so timelines, finishes and amenities can differ from early renderings

Frequently Asked Questions

What is the Health District, and is it the same as the Civic Center?

Yes, the Health District is commonly called the Civic Center. It is the area around Jackson Memorial Hospital and the University of Miami's medical campus, west of Downtown Miami and north of the Miami River. It is part of the City of Miami, not a separate city.

Does this search cover every address with a Health District or 33125 ZIP code?

No. This page and its search follow the City of Miami's Civic Center neighborhood map: roughly NW 20th Street on the north, NW 17th Avenue on the west, I-95 on the east and the Miami River side on the south. ZIP codes and neighborhood names do not follow clean lines, and 33125 reaches well beyond it, so riverside communities such as Terrazas Riverpark, Seybold Pointe and Riverhouse at 11th, and addresses in Allapattah, Little Havana or Downtown, are in other searches. The edges are approximate; use the ZIP filter on the search page if you want a wider look.

What kinds of homes are for sale here?

A small number of condominiums, along with townhouses, small apartment buildings and commercial property; few single-family houses come to market. Many of the listings are rental apartments. The live listings below show what is on the market right now.

Are there new construction condos in the Health District?

Yes. River District 14, a 16-story, 283-residence condominium on NW 14th Avenue, is the project we track here today. Contact us for its current status, pricing and an independent view before you buy.
