South Miami

South Miami’s roots go back to 1896, when settler Wilson Alexander Larkins brought his family to the southern end of the old wagon trail that became the Ingraham Highway. Residents incorporated the Town of South Miami in 1926 and, on June 24, 1927, it became the City of South Miami. Its motto is still “The City of Pleasant Living.”

Today about 12,000 people live within roughly 2.3 square miles. That small footprint is the main thing to understand about buying here: it is a close-in, community-scale city, so the supply of homes is limited and the choices run from older single-family houses to townhouses and small condo communities. Browse the live listings below, and contact us for help sorting through blocks, flood zones, and the difference between a South Miami address and a home that is actually inside the city.

Pros

  • Its own small city with its own downtown on Sunset Drive, rather than a suburb you have to drive out of
  • A Metrorail station in town connects South Miami to Coral Gables, Coconut Grove, Brickell, and Downtown Miami
  • Next door to Coral Gables and Pinecrest, and minutes from the University of Miami
  • Baptist Health South Miami Hospital is inside city limits
  • A real mix of single-family homes, townhouses, and smaller condo communities rather than one product type

Cons

  • At about 2.3 square miles, it is a very small city, so the number of homes for sale at any one time is limited
  • Much of the single-family stock is older, so condition, roof age, and hurricane protection vary a lot from house to house -- inspect carefully
  • Flood zone and insurance costs vary block by block, as they do across South Florida -- get quotes early
  • Fewer high-rise, amenity-rich buildings than Brickell, Downtown, or Midtown; condo options here are small, low-rise communities

Frequently Asked Questions

Is South Miami part of the City of Miami?

No. South Miami is its own incorporated city. Residents first incorporated as the Town of South Miami in 1926, and on June 24, 1927 it became the City of South Miami. It sits between Coral Gables and Pinecrest, separate from both the City of Miami and unincorporated Miami-Dade County.

Does the South Miami search include the whole 33143 ZIP code?

No -- this page and its search cover the incorporated City of South Miami. ZIP codes do not follow city lines: many homes in 33143 or with a South Miami mailing address are actually in neighboring Coral Gables and Pinecrest or in unincorporated Miami-Dade. If you are open to the wider area, use the ZIP code filter on the search page.

Is there public transit in South Miami?

Yes. A Miami-Dade Metrorail station serves the city, with train service connecting to Coral Gables, Coconut Grove, Brickell, and Downtown Miami. Sunset Drive, the city's main street, crosses beneath the Metrorail line just south of the station.

What kinds of homes are for sale in South Miami?

Mostly single-family homes, along with townhouses and a handful of small condo communities such as Valencia, The Banyans of South Miami, and The Oaks at South Miami. The live listings below show what is on the market right now.
