The Roads

A leafy, off-the-grid pocket of old Miami just west of Brickell -- historic homes, quiet tree-covered streets, and a five-minute drive to downtown

The Roads is one of Miami’s older residential neighborhoods, set just west of Brickell. It was laid out off the usual street grid, which is why its streets carry names like “Road” instead of the Streets and Avenues found elsewhere in the city, and why the area has an unhurried, village-like feel despite sitting a few minutes from the downtown skyline. A neighborhood civic association has worked on local projects here since 1986.

Along its southern edge, Coral Way carries the neighborhood’s shops, restaurants, and a new generation of boutique residential projects. What to know when buying here: it is a small, established area, so supply is limited and most of it is older, low-rise housing. Browse the live listings below, and contact us for help comparing blocks, flood zones, and schools — and for sorting out which addresses are actually in The Roads versus Brickell or Coconut Grove.

Pros

  • A quiet, tree-covered residential setting about five minutes from Brickell and downtown
  • Central: Coconut Grove, Little Havana, Coral Gables, Wynwood, and Miami International Airport are roughly 8 to 10 minutes away
  • Historic character and mature canopy that newer parts of Miami do not have
  • Close to private schools, Vizcaya Museum and Gardens, and Coral Way's shops and restaurants
  • A mix of single-family homes, townhouses, small condo communities, and new boutique projects

Cons

  • It is a small area, so the number of homes for sale at any one time is limited
  • Much of the housing is older, so roof age, hurricane protection, and condition vary a great deal -- inspect carefully
  • The unusual road network, off the normal grid, can be confusing to navigate at first
  • Flood zone and insurance costs vary block by block, as they do across South Florida -- get quotes before you make an offer
  • Fewer high-rise, amenity-rich towers than Brickell or Downtown; most of the stock here is low-rise

Frequently Asked Questions

Is The Roads its own city?

No. The Roads is a neighborhood within the City of Miami, not a separate municipality. It sits just west of Brickell and is known for its historic homes, its tree-covered streets, and the fact that its streets are named Roads instead of the Streets and Avenues used in the rest of the city.

What are The Roads' boundaries?

The Roads is generally described as the area south of SW 11th Street between SW 1st Avenue and SW 12th Avenue, down to SW 22nd Street along Coral Way. Our Roads search is drawn to that area plus the adjoining blocks along Coral Way, and it deliberately leaves out any listing tagged as Brickell so that nothing appears in both places.

What kinds of homes are for sale in The Roads?

Mostly older single-family homes, along with townhouses, small condominium communities, and a few newer boutique projects along Coral Way. The live listings below show what is on the market right now.

Is there new construction in The Roads?

Yes. Atelier Residences Miami, a ten-story, 146-residence building at 1265 SW 22nd Street on Coral Way, is under development. See our Atelier Residences Miami project page for details on its fully furnished residences and rental program.
