Plans at a Glance
Interior sizes from the developer’s 66 published floor plans, which are all on the floor plans page.
Areas are approximate and from the developer’s plans; balconies and terraces are measured separately, from a few dozen to several hundred square feet depending on the plan. Plans and sizes are conceptual and may change.
Furniture Packages
The developer offers furniture packages, designed by Adriana Hoyos, for studios, one-bedrooms and two-bedrooms, so a residence can be ready to live in or to host guests. Its own disclaimer says furnishings shown in renderings are not included with the purchase of a unit, so confirm what is and is not part of your contract.
Each package list in the developer’s materials covers:
- Living area: sofa bed, coffee table, entertainment unit, 60-inch wall TV, floor lamp, rugs and wall art
- Dining area and kitchen: dining table and chairs or counter stools, dinnerware, cookware and flatware sets
- Bedrooms: queen or king bed with mattress, night stands, table lamps, bedding sets and towel sets
Amenities
Organized into four groups, with more than 20,000 square feet in all:
Amenities are as described in the developer’s materials; the developer’s disclaimer notes that certain amenities may require additional expense by unit owners.
Home Sharing and Rentals
The developer markets River District 14 to owners who want flexibility: its materials say the building has no restrictions on daily rentals, that owners can rent for a few weeks, months or a year, and that they can list on any home-share platform, either self-managing or through a third-party management service. Listing-agent remarks in the MLS repeat this.
The developer’s fact sheet also notes third-party short-term rental services that assist residents with leasing, and the building’s location beside the Health District is presented as a source of guests visiting for medical care.
Please verify before you rely on this. That is the developer’s statement, not the condominium declaration, which the association can amend. Whether short-term rental is legal for a given residence also depends on City of Miami zoning and licensing, and platform rules. We do not project rental income, and no income is guaranteed. Confirm every rule in writing, and ask us for the declaration, before you buy.
Leaseback Program
On a limited number of residences the developer has offered a leaseback, in a one-year version and a two-year version, described in its October 2026 sheets as 7% net, with the developer paying association dues and property taxes during the term. The two-year version applies to a small set of two-bedroom residences and the one-year version to a larger but still limited set, and both change as residences sell.
The sheets do not say what the 7% is measured against or how it is paid, and we do not publish which residences or prices are included. Ask us for the developer’s written terms.
The leaseback is a temporary promotion that the developer can change or withdraw. Contractual rent is not a guaranteed return on investment, and this is not an offer; any program is governed solely by the written agreement.
Behind the Project
The Team’s Track Record
Project names are those in the developer’s presentation; Quadro Miami, Pacifica, Baltus House, Okan Tower and Nordica have no pages on this site yet. We have not independently verified each firm’s role on every project.
The Neighborhood: Health District
- River District 14 sits at 1390 NW 14th Avenue in Miami’s Health District, also called the Civic Center, one block from River Landing
- The developer places it two blocks’ walk from the UHealth campus and Jackson Memorial Hospital, which it describes as the second-largest public health district in the country; sources rank the district differently, so we describe it as one of the country’s major medical concentrations
- River Landing, anchored by a Publix, has about 315,000 square feet of retail with nine restaurants and 21 retailers, per the developer’s fact sheet
- The developer lists easy access to Miami International Airport, PortMiami, Metrorail and the Brightline station, and says Downtown, Midtown, Edgewater, Wynwood and Brickell City Centre are about 15 minutes away
- The developer adds that NW 12th Avenue is two blocks away and connects to State Road 836 toward the MacArthur Causeway and Miami Beach
- The building is near the Miami River and has water views from some residences, but it is not waterfront, and no view is guaranteed

Building Fees & Assessments
The developer has not given us a projected monthly assessment, so we do not state one. Current MLS listings for the building show monthly association fees of roughly $750 to $1,100 per residence, depending on size; those are listing-agent figures, not the developer’s budget.
Pre-construction buyers should review the proposed budget in the offering documents before signing: what the fees cover, how much goes to reserves, and what is billed separately. Ask us for the prospectus and budget and we will walk you through them.
Buyer Deposit Structure
The developer’s deposit sheet, percentages only:
One bedroom
Two bedroom
Percentages are of the purchase price, and the sheet shows a completion date of the fourth quarter of 2026. It does not give a schedule for studios or other residences, and the balance is understood to be due at closing. The executed purchase agreement and offering documents govern; confirm all amounts, timing and escrow terms in writing before you sign.
Key Buyer Terms
- Florida law gives buyers of a new condominium a right to cancel within 15 days of receiving the required condominium documents (Section 718.503, Florida Statutes); confirm the exact terms in your contract
- The developer’s materials say there are no restrictions on daily rentals; confirm the rental rules in the declaration and verify City of Miami zoning and licensing
- No U.S. citizenship, visa or green card is needed to buy a condominium in Florida, and buying does not by itself give you any immigration status
- Furniture and decorative items shown in renderings are not included unless the purchase agreement says so, and certain amenities and features may require additional expense
EB-5 Investor Program (Developer Information)
The developer says River District 14 is an I-956F approved EB-5 project and has published flyers and a brochure on the program. This section summarizes what the developer says. It is information about a separate investment and immigration process, not about buying a condominium.
Important: EB-5 is a U.S. immigration investment program, and the investment is separate from the purchase of a residence. We are real estate agents, not immigration attorneys or securities advisers, and we do not advise on EB-5. An EB-5 investment is at risk: nothing here guarantees approval of an immigration petition, a green card, a return of capital or a return on investment. Rules, amounts and eligibility change. Speak with a qualified immigration attorney, and have counsel review the offering documents, before you invest anything.
What the Developer Says
- Investment requirement: $1,050,000
- The investor must show a lawful source for the funds, and the investment must create 10 full-time jobs for qualified U.S. workers
- The investor’s spouse and unmarried children under 21 can be included, according to the flyer
- The flyer says there are no requirements for age, language, education or prior business experience, and that citizenship may be possible after 5 years of residency
- The flyer gives an I-526 processing estimate of 8 to 12 months, with further steps before a permanent resident card
Fees Listed in the Developer’s Flyer
The Process, as the Developer’s Flyer Describes It
- Select the regional center, document the lawful source of funds and invest in the new commercial enterprise
- File the I-526 petition with USCIS, which reviews it (estimated 8 to 12 months)
- Inside the U.S., file the I-485 to adjust status (estimated 4 to 6 months); outside the U.S., file the DS-260 with the National Visa Center
- Receive a conditional green card, valid for 2 years
- File the I-829 to remove the conditions (estimated 3 to 9 months after filing)
- Receive the permanent resident card, and apply for naturalization when eligible
What we cannot verify: the project’s USCIS approval status, the job-creation and funding claims in the flyers, the processing times, and the return terms. Fees and filing amounts change, so confirm every figure with the developer and an immigration attorney before relying on it.

Frequently Asked Questions
What is River District 14?
A 16-story condominium with 283 residences at 1390 NW 14th Avenue in Miami's Health District. It has studios, one- and two-bedrooms and ground-floor direct-entry residences from 520 to 1,130 square feet, delivered turnkey, with more than 20,000 square feet of amenities. The developer is River North Property Owner LLC, which uses the Alta Development name under a license, and Behar Font & Partners is the architect.
When will it be finished?
The developer's deposit sheet, dated early 2026, shows completion in the fourth quarter of 2026. The MLS lists some residences as pending or under contract, but we have not confirmed that the building has been completed or that closings have begun. Ask us for the current status.
Why does the MLS show a different address?
The developer's project address is 1390 NW 14th Avenue. MLS listings for the building use 1420 NW 14th Avenue, ZIP 33125. They are the same project.
How much do residences cost?
The developer sets pricing and it changes by residence and over time, so we do not publish unit-by-unit prices or an older starting figure. The lowest current MLS list price appears at the top of this page and updates automatically. Contact us for the current price list and which residences are available.
Can I rent my residence for short stays?
The developer's materials say owners may rent on a daily basis with no restrictions from the building, and listing-agent remarks say the same. That is the developer's statement, not the condominium documents, and whether short-term rental is legal also depends on City of Miami zoning and licensing and on the association's rules. Confirm all of it in writing before you count on rental income; nothing here is a projection of income.
How much do I put down, and when?
The developer's deposit sheet shows 20% at contract for a two-bedroom, and 20% at contract plus 10% 90 days after signing for a one-bedroom. The executed purchase agreement governs, so confirm the exact amounts, timing and escrow terms before you sign.
What is the leaseback program?
On a limited number of residences the developer has offered a one-year or two-year leaseback, described in its October 2026 sheets as 7% net with the developer paying association dues and taxes during the term. The sheets do not say what the 7% is measured against, availability is limited and changes, and the developer can change or withdraw the program. Contractual rent is not a guaranteed return, and this is not an offer; ask us for the written terms.
Is the residence furnished?
The developer delivers residences turnkey, with finished kitchens, closets, bathrooms and appliances, and offers furniture packages designed by Adriana Hoyos. Its disclaimers say furnishings shown in renderings are not included with the purchase of a unit, so confirm exactly what comes with your residence.
Does buying a unit give me a visa or green card?
No. Buying real estate in Florida does not give you residency or any immigration status, and no citizenship or visa is needed to buy. The developer separately describes an EB-5 investment opportunity, which is an immigration investment program, not a condominium purchase; see the EB-5 section on this page for what the developer says and what to check with an immigration attorney.
What are the monthly association fees?
The developer has not given us a projected budget, so we do not state one. Current MLS listings for the building show monthly association fees of roughly $750 to $1,100 per residence, depending on size; those are listing-agent figures, not the developer's budget. Ask us for the prospectus and proposed budget before you contract.
