North Miami Beach began in the 1920s as the town of Fulford, named for Captain William H. Fulford, who settled the land along the old Snake Creek waterway in the late 1800s. The community was later renamed North Miami Beach. Today the city has about 44,000 residents on roughly five square miles, according to the 2020 census, and it sits in one of the most connected parts of northeast Miami-Dade.

What to know when buying here: the market is broad, from single-family houses and older condos to newer buildings, so price and condition vary widely, and a North Miami Beach mailing address does not always mean the property is inside the city. Browse the live listings below, and contact us for help comparing buildings, association finances and flood zones, or for an independent look at the new projects planned along NE 163rd Street.

Pros

  • Minutes from Aventura Mall, Bal Harbour Shops and the Sunny Isles beaches, at a lower entry price than the beachfront towers next door
  • Oleta River State Park is close by, with kayaking, cycling trails and a swimming beach
  • A real mix of single-family homes, older condo communities and newer buildings, so there is more than one product type to compare
  • Central position between Miami and Fort Lauderdale, with I-95, the Florida Turnpike and SR-826 nearby
  • Redevelopment along the NE 163rd Street and Biscayne Boulevard corridors is bringing newer buildings and amenities

Cons

  • Most of the city is not on the water or the ocean; waterfront and beach access mean a short drive to Sunny Isles, Haulover or the Intracoastal
  • A good part of the older condo and single-family stock needs updating, and condition, roof age and association finances vary a lot from building to building -- review documents carefully
  • Traffic on the major roads and at the Intracoastal bridges can be heavy at peak hours
  • Pre-construction projects here are still delivering over the next few years; timelines, prices and amenities can change before closing

Frequently Asked Questions

Is North Miami Beach the same as North Miami or Miami Beach?

No. North Miami Beach is its own incorporated city, separate from North Miami and from Miami Beach. It sits on the mainland side of the Intracoastal Waterway, between Aventura, Sunny Isles Beach and North Miami. The name causes a lot of confusion, so it is worth confirming which city a property is actually in.

Does the North Miami Beach search cover every address with a North Miami Beach mailing city or ZIP code?

No. This page and its search cover the incorporated City of North Miami Beach, plus a few properties that sit inside it but carry another mailing city. Mailing cities and ZIP codes do not follow city lines: some addresses with a North Miami Beach mailing city are actually in unincorporated Miami-Dade or in neighboring cities and are left out. If you are open to the wider area, use the ZIP code filter on the search page.

What kinds of homes are for sale in North Miami Beach?

Single-family homes, townhouses, older condo communities and newer condo buildings. The live listings below show what is on the market right now, and the buildings list shows the condo towers we track, including pre-construction projects.

Are there new construction condos in North Miami Beach?

Yes. The William Residences, a 26-story tower planned for NE 163rd Street, is the project we track here today. It is pre-construction, so contact us for the current status, pricing and an independent view before you reserve.
