The Village of Pinecrest was incorporated on March 12, 1996, becoming Miami-Dade County’s 29th municipality. Its roughly 7.5 square miles lie between U.S. 1 and Old Cutler Road, bordering Coral Gables, South Miami, and Palmetto Bay. The village’s best-known landmark, Pinecrest Gardens, occupies the former site of the Parrot Jungle attraction.
What to know when buying here: it is a close, low-density residential community, so the supply of homes for sale is limited and most of it is single-family. Browse the live listings below, and contact us for help comparing blocks, flood zones, and school assignments — and for sorting out the difference between a Pinecrest address and a home that is actually inside the village.
Pros
- Its own incorporated village -- quiet, tree-lined, and mostly residential, with a strong sense of community
- Mostly single-family homes, many on larger lots with mature landscaping
- Well-regarded public schools, including Pinecrest Elementary, Palmetto Elementary, and Miami Palmetto Senior High
- Pinecrest Gardens and the village's parks, plus everyday shopping at Suniland and Pinecrest Plaza on U.S. 1
- Minutes from Coral Gables, South Miami, the University of Miami, Dadeland Mall, and the Dadeland South Metrorail station
Cons
- Prices are high -- single-family homes here carry a premium for the schools and the lot sizes, and the supply at any one time is limited
- It is car-dependent; apart from the U.S. 1 shopping corridor, most daily errands need a car, and Downtown Miami and Brickell are a car ride away
- Much of the housing is decades old, so roof age, hurricane protection, and condition vary a great deal from house to house -- inspect carefully
- Flood zone and insurance costs vary block by block, as they do across South Florida -- get quotes before you make an offer
- Very few condos, and none of the high-rise, amenity-rich towers found in Brickell, Downtown, or Midtown

Frequently Asked Questions
Is Pinecrest part of the City of Miami?
No. Pinecrest is its own incorporated municipality -- the Village of Pinecrest, incorporated on March 12, 1996. It is separate from both the City of Miami and unincorporated Miami-Dade County, and it borders Coral Gables, South Miami, and Palmetto Bay.
Does the Pinecrest search include the whole 33156 ZIP code?

What kinds of homes are for sale in Pinecrest?
Mostly single-family homes, along with a smaller number of townhouses and a handful of small condominium communities such as Villas of Pinecrest. The live listings below show what is on the market right now.
Are Pinecrest's public schools assigned by address?
Public school assignment depends on attendance boundaries set by Miami-Dade County Public Schools, and those boundaries do not always follow village lines. If schools are a priority, confirm the assigned schools for a specific address with the school district before you make an offer.
