What to know when buying here: whether you want a condominium or a single-family home shapes the whole search, and for condos the building matters as much as the unit. Browse the live listings below, open the building pages for each condo community, and contact us to compare buildings, fees and streets.
Pros
- A true island village with beaches, parks and a strong community feel
- Both condos and single-family homes -- from low-rise townhouse-style buildings to ocean towers
- Many amenity-rich condo communities, including the gated Key Colony and the Ocean Club
- Crandon Park to the north and Bill Baggs Cape Florida State Park to the south
- A short drive across the causeway to Brickell and Downtown Miami
Cons
- One road on and off the island, so causeway traffic and the toll affect daily life
- Much of the condo stock was built in the 1960s to 1980s, so reserves, assessments and inspections need real due diligence
- Supply is limited and prices carry a premium for the island setting
- Flood, wind and insurance costs are significant for waterfront homes and buildings
- Limited new construction, though a large oceanfront condo project is planned at the former Silver Sands site

Frequently Asked Questions
Is Key Biscayne part of the City of Miami?
No. Key Biscayne is its own incorporated municipality -- the Village of Key Biscayne, founded in 1991. Some records carry a Miami mailing city, but the island is its own village.
Are there both condos and single-family homes in Key Biscayne?
Yes. Condominiums make up the larger share of listings, in everything from 1960s low-rise buildings to oceanfront towers, and there is a smaller but steady supply of single-family homes. Use the home type filter on the search page to see one or the other.
Does this site cover every condo building on the island?
Yes -- the building pages cover the condominium buildings in Key Biscayne, including the Key Colony buildings, the Ocean Club towers and villas, the Commodore Club and the Galen Drive and Sunrise Drive buildings, plus one planned project.
Is the Rickenbacker Causeway a toll road?
Yes. The causeway to Key Biscayne is a toll road, and it is the only road on and off the island, which is worth considering for daily commuting.
