Wynwood
Miami's arts and murals district -- warehouses turned galleries, with condo product still new and scarce

Worth being upfront about: Wynwood genuinely doesn’t have much condo inventory to show you. It’s historically a warehouse and garment district turned arts scene, and its housing has always been dominated by rental apartments and converted lofts rather than condos for sale.
The 8 condo buildings covered here are the ones we track in Wynwood: one completed boutique building, 250 Wynwood (2015), and seven new or under-construction projects, part of the same zoning changes that are only now allowing real residential buildings of this size in the neighborhood. Older lofts and townhome communities also trade here and are not listed as buildings on this site, so ask us if you want those searched. If a for-sale condo isn’t the priority and you want Wynwood’s arts-district energy, renting here first is a common and reasonable way to try the neighborhood before buying elsewhere nearby. We’ll add more as real inventory breaks ground.
Pros
- Miami's most concentrated arts/gallery/mural scene, anchored by Wynwood Walls
- Walkable, low-rise streetscape that feels genuinely different from the high-rise corridors elsewhere on this site
- Recent upzoning is bringing real new condo product to a neighborhood that historically had almost none
- Strong short-term-rental demand given the nightlife/tourism draw, for buyers who want that investment profile
Cons
- Very limited condo inventory for sale -- most existing housing stock is rental apartments and converted lofts, not condos
- Nearly all condo buildings here are recent or still under construction, so there's little resale trading history to point to yet
- Less family-oriented than the site's other neighborhoods; fewer schools and less of a residential, owner-occupied feel
- Nightlife/tourism density that's a draw for some buyers is a drawback for others wanting a quieter residential feel

Frequently Asked Questions
Are there condos for sale in Wynwood, or is it mostly rentals?
Historically almost entirely rentals and converted lofts -- live MLS data confirms Wynwood has very little for-sale condo inventory compared to Brickell, Downtown, or Coral Gables. A small wave of new condo construction (NoMad Residences Wynwood, Woma Wynwood, Duos Wynwood, Casa Wyn, The Cloud One Hotel & Residences, Twenty Sixth & 2nd, The Rider Wynwood) is the first real for-sale condo product the neighborhood has seen, plus one completed boutique building, 250 Wynwood (2015). Older lofts and townhome communities also trade here and are not listed as buildings on this site; ask us and we will search them for you.
Where does Wynwood end and Midtown Miami or Edgewater begin?
The boundaries are genuinely blurry, including in how developers themselves brand new buildings -- some towers marketed as "Wynwood" sit closer to Midtown Miami's own high-rise cluster immediately north. We've drawn this site's boundary using live MLS coordinate data rather than marketing copy, roughly from NW 20th Street north to the Julia Tuttle Causeway, between I-95 and the railway line near Miami Avenue. Treat the edges as approximate, same as every neighborhood boundary on this site.
Is Wynwood a good rental investment?
The nightlife/gallery/tourism draw supports strong short-term-rental demand for buildings that allow it, which is part of why the newest condo projects here are being marketed heavily to investors with no or minimal rental restrictions. Confirm each building's specific rental policy directly -- it varies.
Months of inventory (3-month pace)
Months of inventory = homes for sale today (status Active) divided by the average number of homes sold per month over the last 3 months. Other sources may use a different method.
