Its pre-sale materials described the interiors as furnished and curated with DesignAgency, but its disclosures say furnishings shown are not necessarily included, so confirm what comes with any specific residence.
The ground floor is planned to hold retail and Casa Tua Cucina, and the ninth level a pool deck, library and lounge, fitness center and a rooftop NoMad restaurant and bar. Confirm which of these are open before you rely on them. The floor plans and renderings linked below are the developer’s pre-sale materials: conceptual, and made before the building was finished.

Building Fees & Assessments
MLS listings for NoMad Residences Wynwood have shown a median association fee around $1.46/sqft/month -- shown per square foot, not as a flat dollar figure, since that's comparable across unit sizes rather than skewed by whichever units happen to be listed right now. This is a point-in-time reference, not a live figure, and can change over time. Confirm the current fee for a specific unit before making an offer.
Specific reserve fund balances, pending special assessments, and financial statements aren't public MLS data -- request them directly from the condo association or your agent before making an offer.
Frequently Asked Questions
Is NoMad Residences Wynwood pet-friendly?
Yes, NoMad Residences Wynwood is generally pet-friendly. Verify current pet rules and any breed or weight restrictions directly with the building association before purchasing.
Can I rent out my unit at NoMad Residences Wynwood?
Long-term rentals are generally permitted at NoMad Residences Wynwood, though minimum lease terms and any short-term rental restrictions vary by building. Verify the current rental policy directly with the association before purchasing as an investment.
Is NoMad Residences Wynwood connected to the NoMad hotel brand?
Yes. It is a collaboration with Sydell Group, the hospitality company behind the NoMad hotels, and it is the brand's first residential project in Wynwood. The developer's offering documents say it uses the NoMad name and marks under a license, and that the condominium association will need to keep that license in place at a cost, so ask us for the current terms.
Is the building finished?
Reports in May 2026 said the developer had completed the building and was welcoming its first residents, with more than 90% of the 329 residences sold or accounted for. MLS records show 2026 as the year built. Ask us for the status of any specific residence, because closing and move-in dates vary by unit.
What sizes do the residences come in?
Studios run about 464 to 624 SF of interior space, one-bedrooms about 528 to 806 SF (the largest adds a den and a second bath), and two-bedrooms about 804 to 931 SF, per the developer's pre-sale floor plans. Every plan has a private terrace, from 25 to 195 SF. Square footage is the developer's approximate figure and the condominium declaration measures differently.
Are Casa Tua Cucina and the NoMad rooftop bar open?
The developer announced Casa Tua Cucina for the ground floor and a NoMad restaurant and bar on the rooftop. The May 2026 coverage we found did not report either venue open, and we have no confirmed opening dates. Ask us for the current status before you rely on either.
Can I rent out my unit?
The developer marketed the building as flexible ownership with no rental restrictions. The rules that apply to you are in the condominium documents, which the association can change, and the developer's disclosures note that some services, such as rental management, club or app use and rooftop bar use, may carry fees on top of regular assessments. Confirm the current rules in writing before you buy.
