About UNA Residences
Developed by OKO Group & Cain International · Designed by Adrian Smith + Gordon Gill (executive architect: Revuelta Architecture International)
UNA Residences was Miami’s first new waterfront tower in Brickell in over a decade when it broke ground — a 47-story, wave-form tower at the southern tip of Brickell on Biscayne Bay, designed by Adrian Smith + Gordon Gill (the firm behind Jeddah Tower and the Burj Khalifa’s structural design team) with Revuelta Architecture International as executive architect. The building’s smooth, metallic form is explicitly inspired by yacht design, and its 135 residences are unusually low-density for a Brickell tower this tall — full-floor and half-floor layouts are common.
Developed by OKO Group (Vladislav Doronin) and Cain International, UNA sits at the very top of Brickell’s new-construction price tier. It’s a genuinely different product than the 2000s-era towers further north on Brickell Ave — fewer, larger units, unobstructed bay and ocean views given its southern position, and pricing to match.
Building Fees & Assessments
MLS listings for UNA Residences have shown a median association fee around $1.71/sqft/month -- shown per square foot, not as a flat dollar figure, since that's comparable across unit sizes rather than skewed by whichever units happen to be listed right now. This is a point-in-time reference, not a live figure, and can change over time. Confirm the current fee for a specific unit before making an offer.
Specific reserve fund balances, pending special assessments, and financial statements aren't public MLS data -- request them directly from the condo association or your agent before making an offer.
Rental Potential
See the live "Monthly rental from" figure above for UNA Residences's current lowest asking rent, and the market snapshot's closed-lease count and median rent for actual rental demand over the trailing 12 months -- both update automatically, unlike a number written here. Specific rental rules -- minimum lease term, rentals allowed per year, and whether short-term/Airbnb-style rentals are permitted -- are set by the condo association and vary by building. Verify current rental restrictions directly with the association before buying as an investment.
