About Brickell Heights
Developed by The Related Group & Crescent Heights · Designed by Arquitectonica (facade art: Fabian Burgos; amenities: David Rockwell)
Brickell Heights is a pair of 49-story twin towers — Brickell Heights East (45 SW 9th St) and Brickell Heights West (55 SW 9th St) — developed by The Related Group with Crescent Heights and delivered in 2017. The architecture is by Arquitectonica, with a commissioned facade installation by artist Fabian Burgos and amenity spaces designed by David Rockwell.
The two towers work as one community. They share a 9th-floor amenity deck with a pool and lap pool set between the towers, an urban garden, a kids’ room, a business center, a screening room and a spa, plus a 35,000-square-foot, three-story Equinox Fitness Club & Spa and a SoulCycle studio. Each tower also has its own rooftop pool deck with lounge areas and summer kitchens.
Brickell Heights sits in the western, more residential stretch of Brickell near Mary Brickell Village, a different feel from the office-tower-adjacent buildings along Brickell Avenue itself. Each tower has its own MLS listings; this page combines both, and the recent sales table shows which tower each unit is in.
Building Fees & Assessments
MLS listings for Brickell Heights have shown a median association fee around $1.53/sqft/month -- shown per square foot, not as a flat dollar figure, since that's comparable across unit sizes rather than skewed by whichever units happen to be listed right now. This is a point-in-time reference, not a live figure, and can change over time. Confirm the current fee for a specific unit before making an offer.
Specific reserve fund balances, pending special assessments, and financial statements aren't public MLS data -- request them directly from the condo association or your agent before making an offer.
Rental Potential
See the live "Monthly rental from" figure above for Brickell Heights's current lowest asking rent, and the market snapshot's closed-lease count and median rent for actual rental demand over the trailing 12 months -- both update automatically, unlike a number written here. Specific rental rules -- minimum lease term, rentals allowed per year, and whether short-term/Airbnb-style rentals are permitted -- are set by the condo association and vary by building. Verify current rental restrictions directly with the association before buying as an investment.
