About Grove at Grand Bay
Developed by Terra Group · Designed by Bjarke Ingels Group (BIG)
Grove at Grand Bay is a pair of twisting 20-story towers — North (2669 S Bayshore Dr) and South (2675 S Bayshore Dr) — developed by Terra Group and designed by Bjarke Ingels Group (BIG), with gardens by landscape architect Raymond Jungles. It was Bjarke Ingels’ first completed US condominium project and the first new residential tower built in Coconut Grove in more than a decade when it opened in 2016.
Each floor plate rotates up to 39 degrees relative to the one below, maximizing Biscayne Bay views and giving the towers their sculptural silhouette. Residences have 12-foot ceilings and deep terraces. The towers share a 150-foot pool with cabanas, a fitness center and wellness spa, a pet spa, a playground, a glass-enclosed tennis court and outdoor event space, and each has its own rooftop pool.
Each tower has its own MLS listings; this page combines both, and the recent sales table shows which tower each unit is in.
Building Fees & Assessments

This is a point-in-time reference, not a live figure, and can change over time. Confirm the current fee for a specific unit before making an offer.
Specific reserve fund balances, pending special assessments, and financial statements aren't public MLS data -- request them directly from the condo association or your agent before making an offer.
