About Park Grove
Developed by Terra Group & The Related Group · Designed by OMA (Rem Koolhaas) & Arquitectonica
Park Grove is a waterfront development of three towers in Coconut Grove — One Park Grove (2811 S Bayshore Dr), Two Park Grove (2821 S Bayshore Dr) and Club Residences at Park Grove (2831 S Bayshore Dr) — by Terra Group and The Related Group, designed by OMA (the firm of Rem Koolhaas, his first completed US residential project) together with Arquitectonica. Two Park Grove and Club Residences delivered in 2018; One Park Grove, the smallest and most exclusive tower, followed in 2020.
All three towers share the Park Grove amenities and grounds: a pool with private cabanas, a fitness center with private training rooms, indoor and outdoor yoga spaces, a bayview dining room, a wine cellar, a library, a business center, children’s play areas, a game room, an amphitheater and a landscaped park designed by Enzo Enea. Residences at One and Two Park Grove have private elevators; Club Residences share a common hallway.
Each tower has its own MLS listings and pricing; this page combines all three, and the recent sales table shows which tower each unit is in.
Building Fees & Assessments
MLS listings for Park Grove have shown a median association fee around $2.41/sqft/month -- shown per square foot, not as a flat dollar figure, since that's comparable across unit sizes rather than skewed by whichever units happen to be listed right now. This is a point-in-time reference, not a live figure, and can change over time. Confirm the current fee for a specific unit before making an offer.
Specific reserve fund balances, pending special assessments, and financial statements aren't public MLS data -- request them directly from the condo association or your agent before making an offer.
Rental Potential
See the live "Monthly rental from" figure above for Park Grove's current lowest asking rent, and the market snapshot's closed-lease count and median rent for actual rental demand over the trailing 12 months -- both update automatically, unlike a number written here. Specific rental rules -- minimum lease term, rentals allowed per year, and whether short-term/Airbnb-style rentals are permitted -- are set by the condo association and vary by building. Verify current rental restrictions directly with the association before buying as an investment.
