About Vizcayne
Developed by Cabi Developers (a division of GICSA) · Designed by Fullerton Diaz Architects
Vizcayne is a pair of 49-story twin towers — Vizcayne North (244 Biscayne Blvd) and Vizcayne South (253 NE 2nd St) — built on the site of the former Everglades Hotel (imploded in 2005) in Downtown Miami. Developed by Cabi Developers, a division of Mexican developer GICSA, and designed by Fullerton Diaz Architects, the complex totals roughly 440 residences, connected by the Everglades Plaza retail and community center at street level. Completed in 2008.
Residents of both towers share the same amenities: heated resort-style pools and a sundeck with gardens, a bar and lounge, a three-level clubhouse with a card room, billiards and a catering kitchen, a private theater and game room, a fitness center with yoga and aerobics space, and a spa and wellness center with saunas, steam and plunge pools.
Each tower has its own MLS listings; this page combines both, and the recent sales table shows which tower each unit is in.
Building Fees & Assessments
MLS listings for Vizcayne have shown a median association fee around $1.25/sqft/month -- shown per square foot, not as a flat dollar figure, since that's comparable across unit sizes rather than skewed by whichever units happen to be listed right now. This is a point-in-time reference, not a live figure, and can change over time. Confirm the current fee for a specific unit before making an offer.
Specific reserve fund balances, pending special assessments, and financial statements aren't public MLS data -- request them directly from the condo association or your agent before making an offer.
Rental Potential
See the live "Monthly rental from" figure above for Vizcayne's current lowest asking rent, and the market snapshot's closed-lease count and median rent for actual rental demand over the trailing 12 months -- both update automatically, unlike a number written here. Specific rental rules -- minimum lease term, rentals allowed per year, and whether short-term/Airbnb-style rentals are permitted -- are set by the condo association and vary by building. Verify current rental restrictions directly with the association before buying as an investment.
