Miami-Dade County has already passed its record for homes selling at $30 million or more, and the year is not over. According to MIAMI REALTORS®, there were 24 single-family and condo sales of $30 million or more through September 2026. The previous record was 21 such sales in all of 2025, so 2026 is running 14.3% ahead of it. At the current pace, the county would finish the year with about 32.

What the record shows

  • Ultra-luxury demand is strong. The top of the market is not waiting for conditions to improve. Alfredo Pujol, chairman of the board of MIAMI REALTORS®, put it simply: “South Florida ultra luxury real estate is booming.”
  • Rates have not stopped it. The association reports a 30-year mortgage rate of 7.46% as of October 13, nearly six-tenths of a point higher than on September 1. Its chief economist, Gay Cororaton, noted that upper-end buyers have remained active despite the rise.
  • Cash matters in Miami. 38.3% of Miami closed sales in September were cash purchases, and the release puts the cash share of condo sales at 49.4%. Buyers who do not depend on a mortgage are less affected by a rate move.

What the release does not say

It is worth being clear about the limits of this number. The release does not name the neighborhoods where the $30 million-plus homes sold, and it does not give the total dollar volume of these sales. So we cannot tell you which areas drove the record, and we would be cautious about any source that claims to. The figure counts houses and condos together across the whole county.

What it means if you are buying

At this price level, the market is competitive and a small number of properties set the tone. Serious buyers should expect to move quickly on the right property, to show proof of funds, and to be ready for private or off-market opportunities that never reach the public listings. If you are looking at new buildings, our pre-construction directory lists the projects we track, and international buyers remain a large part of that segment: MIAMI REALTORS® reports they bought 49% of South Florida’s new-construction, pre-construction and condo-conversion sales in the 18 months ending July 2025.

What it means if you are selling

A record year for the top tier does not lift every property equally. Buyers at this level compare carefully, and the homes that sell are the ones priced and presented for them. If you own in one of our luxury neighborhoods, such as Miami Beach, Key Biscayne, Coconut Grove or Sunny Isles Beach, a current look at recent sales around you is worth more than any county-wide headline.

“The record is real, but it’s 24 homes in a market of thousands. I read it as a sign of confidence at the top, not a forecast for everyone else.”

Who is moving to Miami-Dade

MIAMI REALTORS® also shared its 2026 list of the top states people move to Miami-Dade from, based on Florida Highway Safety and Motor Vehicles data: New York, California, Texas, New Jersey and Georgia lead, followed by Illinois, Massachusetts, Pennsylvania, North Carolina and Virginia. This tracks people relocating, not buyers at the top of the market, so treat it as context rather than an explanation for the $30 million record.
